Cath Webster
Chief Executive Officer
Cath joined in January 2023 to lead on increasing funds under management alongside the delivery of social impact, augmenting the existing fund management platform across high-quality affordable housing, private-rented residential and urban regeneration strategies. She was previously Executive Director for Strategy and Investment at property development and investment specialist Quintain. Cath has 30 years of real estate experience across private equity, fund management and investment banking. She has an MBA from INSEAD and is a Member of the BPF’s Living Council, a Member of the RICS and Trustee (and former Co-Chair) for the Creative Land Trust.
Amar Arif
Residential Estate Surveyor
Amar joined the team in March 2017 and has a wealth of experience having worked in this field for over 15 years within leading property management organisations. Amar is responsible for and involved in various estate management and maintenance functions, refurbishments, repair projects and compliance, including undertaking periodic inspections of our properties. Amar holds property and H&S related accreditations and has extensive project management experience of both cyclical and major works.
Ebany Bennett
Senior Executive Assistant
Ebany joined the team in September 2024 as the Senior Executive Assistant. Her previous experience includes supporting leadership teams within the not-for-profit sector with her most recent role being at a domestic abuse charity. Ebany shines in project management, event planning, and keeping communication flowing with stakeholders. Her passion for making a difference drives her commitment to her TI’s mission. With a proactive attitude and a team-focused approach, she builds great relationships with her colleagues. Ebany loves being part of a dynamic environment where she can truly make an impact in her community.
Mark Bonner
Head of Asset Management
Mark has been with the team since inception and leads the asset management of the Picture Living and New Avenue Living funds. He has 25 years of experience in residential management and development. Previously as asset manager at our parent, Places for People, he was responsible for the asset management of the group’s national PRS portfolio, overseeing its growth from 900 to over 3,500 units and was instrumental in securing the first phase of the innovative Manchester Housing Investment Fund.
Leigh Bunnell
Risk and Compliance Director
Leigh joined the business in July 2022 as Director of Risk and Compliance to lead an independent risk and compliance function holding the senior manager functions of Compliance Officer and MLRO. Leigh has over 25 years’ experience in the financial services industry. Prior to joining, he was the Risk and Compliance Director at LendInvest and before that held senior roles in risk and compliance at Royal London Asset Management and Ashmore Group.
Dominik Ciba
Compliance and Performance Director
Dominik joined the team in November 2024 as Compliance and Performance Director, leading regulatory compliance and risk management for registered providers and overseeing operational performance of social housing assets. With over 18 years in real estate, public, and charity sectors, Dominik has dedicated the last 6 years to driving growth and enhancing compliance across multiple for-profit registered providers. Before joining Thriving, he led compliance and governance for two for-profit providers at Gresham House and was a founding team member at Sage Homes, where he led their Corporate Compliance function. Dominik is a Member of the Chartered Institute of Housing.
Alison Clifford
Financial Controller
Alison joined the team in June 2024 to lead on the fund reporting and financial accounting. Alison spent 15 years in Jersey providing Accounting and Administration within the Real Estate and Private Equity sector. Back in the UK since 2014,Alison has worked in a variety of Financial Services roles including Investment Reporting Manager for USS, and Assistant Fund Controller with Arrow Global. Alison is a member of the Association of Chartered Certified Accountants.
Claire Cooper
Director of Shared Ownership Operations
Claire has worked in affordable homeownership for 15 years, mainly in G15 housing associations but also two different For-Profit Registered Providers. In recent years she has focused on shared ownership sales and management of section 106 developments. She has a wealth of experience in managing large, shared ownership, and leasehold portfolios, with a particular focus on new builds, third-party management contracts, complaints, and service changes. Claire is well versed in Landlord and Tenant Law, Case Law and the RICS service charge code .Claire holds a BA in English Literature, is a member of The Property Institute, and is an Associate Member of RICS working towards her APC.
Ben Fry
Affordable Housing Fund Director
Ben joined in November 2024 to lead and grow our affordable housing strategies including the existing shared ownership fund [Gresham House Thriving Residential Secure Income] which he launched in 2021, whilst at Gresham House. Ben has been investing in affordable housing since launching Residential Secure Income plc in 2017, prior to which he led TradeRisks’ debt advisory services for housing associations, local authorities, and specialist residential accommodation. Ben has 19 years of experience in housing, local government and infrastructure and qualified as a chartered accountant with Deloitte. He holds a BSc in Mathematics from Imperial College London.
Sam Gibson
Accounts Assistant
Sam joined the team in August 2022 as an Accounts Assistant to provide support to the Finance Manager and Finance Director with aspects of the Company’s and Fund’s accounting activities. He is also responsible for processing transactions and provides administrative support to the business. Sam is currently studying AAT and is looking to progress further on his accounting journey.
Richard Hawkins
Estates and Residential Surveyor
Richard joined the PFP group in July 2007 and has an in-depth knowledge of property construction and maintenance having worked in the property maintenance and group property management services team for over 25 years. Richard is responsible for and involved in various aspects of the estate management and maintenance functions. This includes preparing specifications for refurbishments, repairs, major projects and compliance, whilst undertaking periodic inspections of our property portfolio. Richard holds property and H&S related accreditations and has extensive project management experience of both cyclical and major works.
Louise Kerr
Investment Manager
Louise is an Investment Manager, responsible for originating and executing new Affordable Housing investments for ReSI LP. She has over nine years’ experience in the residential investment sector having previously worked as an Investment Manager at Legal & General Affordable Homes and as a Senior Surveyor in JLL’s Residential Capital Markets team where she provided transaction, valuation, viability and development consultancy advice across the Living asset classes, with a particular focus on Affordable Housing and Build to Rent. Louise is a Member of the Royal Institution of Chartered Surveyors and holds an MA in Geography from the University of Cambridge and an MSc in Real Estate Management.
William Kyle
New Avenue Living Fund Director
William joined the team in October 2018 to manage the New Avenue Living Fund. He is a Planning and Development Surveyor with more than 20 years’ experience in residential development and investment. William was previously Development Director for one of the UK’s leading investors in Single Family Homes for the rental market and has previously worked in the banking sector and with both volume and luxury housebuilders. He is chair of the AREF Residential Funds Working Group and sits on the Scottish Property Federation Residential Investment and Management Committee and on the board of Places for People Scotland, BIGG Regeneration and PFP-Igloo.
James Lenton
Investment Analyst
James joined the team in July 2023 and is primarily responsible for sourcing, analysing, and executing real estate acquisitions for our PRS platform. In addition to his role in transactions, he supports fund management, research, and reporting activities across our portfolio and contributes to developing forthcoming funds. James holds an undergraduate degree from the London School of Economics and brings finance experience from numerous roles in Europe and the Middle East.
Jennifer Low
Residential Estate Surveyor
Jennifer joined the team in July 2022 as Estates Surveyor to manage the portfolio in Scotland, having previously worked within the Places for People group for the previous 4 years as Business Development Manager. She works closely with our Asset Manager and Fund Directors in both the New Avenue Living and Picture Living strategies and is responsible for the development and delivery of the management services. She has over 15 years’ experience in all areas of residential management across a varied array of developments and projects and is an Associate Member of The Institute of Residential Property Management.
Nitu Machilath
Graduate Analyst
Nitu joined the team in September 2024 as Graduate Investment Analyst as a part of the Emerging Talent Graduate Scheme. She is a graduate in Economics from the University of Warwick and has gained experience across different areas in real estate through internships at Savills and Knight Frank. Nitu assists in researching and analysing investment opportunities and supports acquisitions in the Picture Living platform.
James Nicholls
Investment Manager
James’ primary responsibility is to oversee new investments for our PRS platform, Picture Living. He joined us in Q4 2022 from the Blackstone Group company, Leaf Living, where he was a leading member of their acquisitions team. He started his career in the Residential Capital Markets team at Savills, where his remit was to provide brokerage and consultancy services relating to the funding, acquisition and/or disposal of bespoke Build to Rent schemes and standing investments for the UK Private Rented Sector. James is a Member of the Royal Institution of Chartered Surveyors.
Alasdair Orledge
Investment Manager
Alasdair joined the team in November 2024 as an Investment Manager. His primary responsibility is to drive investment into affordable housing through ReSI LP, which he helped grow whilst at Gresham House from its launch in 2021 to over £300mn in investor commitments today. Alasdair is an ACA qualified chartered accountant and holds a degree in Physics from the University of Bristol.
Matthew Painter
Director of Development and Delivery
Matthew joined in November 2024 as part of the partnership with Gresham House. He has over 10 years’ experience working within real estate development and investment. His expertise and experience are wide ranging across real estate asset classes with a particular focus on residential, PBSA and retirement living developing over £1bn of real estate projects in the UK and Europe. Matt has previously held development roles at Legal & General, Unite Students PLC and CA Ventures where he was responsible for the capitalisation and delivery of a PBSA and residential development pipeline of over £500mn. Most recently he led the development and investment deployment for Gresham House across the build to rent and shared ownership funds.
Luke Russell
Asset Manager
Luke joined the team in November 2024, following our partnership with Gresham House, and supports on the onboarding and management of our shared ownership portfolio. Luke has over 12 years of experience at Registered Providers of Social Housing, including G15 Housing Associations. For the past 11 years he has focused on low-cost homeownership, residential leasehold, and commercial property. Luke has extensive experience of asset and property management, landlord and tenant matters, first tranche sales, rent and service charges, and contractual arrangements with third parties. Luke has a BA (Hons) from Sheffield Hallam University. He is an Associate Member of RICS and is looking to commence his APC in the near future.
Nicholas Santrucek
Assistant Fund Manager
Nic joined the team in 2021 as an analyst on the PRS fund, focusing on transactions, underwriting and performance analysis. Since joining, he has developed into the key support for the fund management function across existing funds and new fund strategies. He holds a BSc specialising in finance and economics from the University of Cape Town and brings finance experience from his previous roles in South Africa and the UK.
John Tatham
Finance & Investment Director
John is finance director and oversees the finance function and leads on new fund strategies and fund reporting. Previously he was the Group Finance Director of igloo Regeneration where he established and managed several public private partnerships and investment funds delivering regeneration across the UK. Prior to igloo, John was Finance Director of the East Midlands Development Agency. John is a Fellow of the Institute of Chartered Accountants and FCA authorised.
Adam Tutka
Director of Capital Markets
Adam joined Thriving Investments in December 2023 to lead our capital market growth plans. With over 12 years of real estate experience in private equity and investment management, Adam has helped grow and manage more than £5bn of AUM for institutional investors. Before joining Thriving Investment, Adam was Senior Director at Greystar Europe leading institutional investment management platforms across UK and Europe within the living sector. Adam holds a Bachelor of Commerce degree from Curtin University of Western Australia.
Jamie Younger
Picture Living Fund Director
Jamie joined in May 2023 to manage Picture Living, the private-rented residential portfolio, and to develop new fund strategies. With over 25 years of real estate investment experience, Jamie was formerly the Head of UK & IE Transactions for PATRIZIA and has held other senior roles at Patrizia, GE Capital and Invesco. Jamie is a member of the Royal Institution of Chartered Surveyors.
